What does MCH charge?

MCH only charges a $5000 flat fee, whether you are on the buy or sell side of the transaction, which isn’t paid until your home closes.

I thought I wouldn’t pay a commission if I am buying a home?

Many buyers don’t realize that even though you don’t see a line item showing you paying a commission to your realtor when buying a home, there is a fee that is paid from the seller’s side to your agent in the amount of 3%.

If MCH represents you in a transaction where you are buying a home, you will receive a credit of any commission paid to us over the $5000 flat fee. For example, if one of our agents receives a commission in the amount of $15,000, you will receive a $10,000 credit and our agent will receive their $5000 flat fee.

 

Are there any upfront costs or hidden fees?

No, the commissions are only paid once the sell or purchase of a home has been closed and funded. The fee will never exceed the flat $5000 fee.

What do I receive for the $5000 flat fee?

Our services will include everything you get when using a standard real estate agent.

If you are selling your home we will assist you in listing your house at the correct price based on comparables in your area. We will have professionals photos taken of your home for the listing. We then will market your home on MLS which also feeds your listing to over 90 other websites including all the popular sites such as Realtor.com, Zillow, Trulia, Home Finder) We will set you up to receive alerts for any and all showings. We will receive and negotiate all contracts per your instructions and will work closely with the title company to get your home closed as smoothly as possible.

If you are buying a home we will work with you and your lender to getting you approved for a loan. We will search for homes based on your criteria and once you’ve selected homes you would love to see in person we will schedule those and drive you to see each home. Once a home has been selected we will run comparables and write up a contract for a price you’ve approved. We will negotiate with the sellers agent and manage all documents and work closely with title for a smooth buying transaction.

 

Does MCH have access to MLS?

Yes we do and we are also a member of SABOR and MLS.

 

Will you provide a yard sign and supra lockbox with the $5000 flat fee?

Yes, both will be included.

 

Aren’t sellers required to pay 6% when selling their home?

Not at all. As a matter of fact if they were required to pay 6% that would be violating the Federal Trade Commissions “Price Fixing”.

 

How does MCH pay me the credit due when I am purchasing a home?

You will receive this credit at closing.

 

How do I know I will really get the credit at closing?

Before we represent you in any transaction we provide you with an agreement stating the terms of our fee structure which both parties sign.

 

Do you have to be a licensed real estate agent to sell or help me purchase a home?

Yes. In order for us to be paid a commission or flat fee we must be licensed real estate agents, which we are.
